  • Property Rehabilitation

    Through property rehabilitation, we complete small and medium scale renovations to existing properties with the intention of improving their condition and maintaining their status as affordable housing. This can include small upgrades to increase energy efficiency such as window modernization, or larger scale renovations that provide critically important repairs to meet health and safety standards. For us, creating and maintaining affordable housing requires a consistent evaluation of the existing supply of housing to ensure all available opportunities are being utilized.

  • Historic Preservation

    We're fortunate to serve a geographic region rich in both history and opportunity. Our historic preservation work involves a very thoughtful planning, design, and development process, starting with thorough research on the original intent and purpose of the space and its significance to the community. Every detail is considered in an effort to maintain the charm and history of each property and preserve its place in time, while also incorporating modern and functional features that make the spaces accessible to both present and future generations. Projects include commercial, residential, and mixed-use buildings.

  • New Construction

    We develop affordable housing through new construction at various scales. This can include 2-story homes for first-time homebuyers, for or multi-unit residential apartment buildings for mixed income renters. Each project involves the input of community members and potential residents to make sure their needs are considered and incorporated. We have over 40 years of experience in this work, and are proud to build housing with the help of community members, partners, and vendors that understand the importance of creating new opportunities for affordable housing.


Community Development & Impact

  • Middle Main Initiative

    The Middle Main Initiative is a program of Hudson River Housing working to strengthen and preserve a strong, vibrant, and creative Main Street corridor in the City of Poughkeepsie. This initiative celebrates the many assets of the community and employs dynamic strategies to build upon them including increasing pride and community leadership among residents and business owners, empowering and engaging stewards of the neighborhood, and amplifying the voices of residents and community stakeholders.

  • Northeastern Dutchess Initiative

    Our Northeastern Dutchess Initiative is a resident-driven effort that seeks to build support for affordable housing and inclusive community development in rural northeastern Dutchess County. As the region faces mounting housing pressures exacerbated by the pandemic, we are working to maintain and create opportunities for low and moderate income households to remain in the communities where they work, go to school, and recreate by engaging residents as essential partners and actors in the work of affordable housing advocacy and development.

    Hudson River Housing is a founding member of the Tri-Town Coalition (TTC), a group of local residents, stakeholders and town boards working together for quality housing we can all afford.

    The Tri-Town Coalition unites the geographic area of Pine Plains, North East, and Amenia to address common challenges. The goal of the Tri-Town Coalition is to attract more quality housing for business owners, workers, young people, seniors, and all who want to live in the area. The Tri-Town Coalition provides information on housing ideas, innovations, and decision-making in our regions so that residents can engage with the process.

    Current actions the TTC undertakes include education and advocacy on housing issues, collaboration through town-based working groups, and technical assistance for housing development.

    Everyone should be able to access housing that is within their means. We want to make that possible.
