Through our NeighborWorks Homeownership Center of Dutchess County, we help you achieve the dream of owning and maintaining your own home. We offer a full range of education and counseling services and work with families to prevent foreclosure. To enroll in any of our homeownership programs, please complete and submit the Enrollment Form.

Register for Keys to Homeownership

This education program is the entry point to our homeownership services. It is designed to guide you through the initial phase of pre-qualifying for a mortgage. This introductory class is available monthly.

Pre-Purchase Fast Track

This program is only available to individuals and families that are currently in the process of obtaining a mortgage with a lender. Sessions are scheduled individually on an as-needed basis.

Fee: $125

Pre-Purchase Counseling

For those interested in purchasing a home, this service provides you with a Housing Counselor who will help you prepare to purchase through personal one-on-one counseling sessions.  Your Housing Counselor will maintain a relationship with you throughout the entire home buying process.

Grant Eligibility and Education

The Federal Home Loan Bank of New York and SONYMA offer grants for first-time homebuyers to use towards down payment and/or closing costs. A Housing Counselor will explain what grants are currently available and assist in determining if your household is eligible.

Credit Counseling

One-on-one credit counseling is offered for individuals and families in need of assistance in raising their credit score to pre-qualify for a mortgage.

The ABCs of Being a Landlord

This one-hour course is designed to assist home buyers decide if they want to pursue owning a multi-family home.  The course is a basic overview of the rewards, risks, and responsibilities of being a landlord. No fee

Landlord Training

This service is offered to anyone who is already in the process of buying a multi-family home.  The one-on-one session details the variables involved in becoming a landlord. Fee ~ $125

Financial Fitness

A free course to help you grow your savings to own a home
Nobody comes out of school with the knowledge you need to buy a home. That’s something that this one-time three-hour course is designed to fix. Held in a classroom setting, it is designed to teach individuals and families all the essentials such as budgeting, understanding credit and how to use credit responsibly in order to reach your financial goals. This course is FREE and open to all residents of Dutchess County.

Foreclosure remains an important issue in our community. If you are unsure about your ability to pay your mortgage or programs that may be available to assist you, we urge you to contact us.

Foreclosure prevention services

Hudson River Housing offers one-on-one counseling, group information sessions, and off-site workshops for homeowners in Dutchess County to help them assess their financial situation and their options for homeownership preservation, including loan modifications. Additional sessions on loan modifications are available. In addition, our counselors are available to meet one-on-one with homeowners to assist you:

Our counselors are trained in all aspects of the foreclosure process.  Wherever you believe you are in this process, we urge you to contact us. We will review your case and advise you as to the best course of action depending on what stage of the foreclosure process you are in.  Our counselors will not charge you a fee for our services. We are recipients of federal, state and local funding that has been made available by the government to assist in stemming the housing crisis.

If you are a resident of a county other than Dutchess, please refer to the HUD website to find a certified housing counseling agency in your area.

If you are faced with the possibility of foreclosure, the last thing you need is to wonder about whether the help you are getting is legitimate. That’s why it’s so important that you work with a HUD-certified housing counseling agency like Hudson Valley Foreclosure Prevention Services.
