A free course to help you grow your savings to own a home
Nobody comes out of school with the knowledge you need to buy a home. That’s something that this one-time three-hour course is designed to fix. Held in a classroom setting, it is designed to teach individuals and families all the essentials such as budgeting, understanding credit and how to use credit responsibly in order to reach your financial goals. This course is FREE and open to all residents of Dutchess County.

Join The Home Club
A step-by-step journey to owning your own home
This nine-hour education program designed to assist first-time homebuyers overcome barriers to, and become prepared for, homeownership. The classes meet one night per month for six months, and introduce you to local experts in the home buying process, including attorneys, realtors, mortgage lenders, and insurance specialists. After successfully completing the course, participants receive a Certificate of Completion.
Pre-Purchase Fast Track
Condensed version of the home club
This program is a time-condensed version of The Home Club, and is only available to individuals and families that are currently in the process of obtaining a mortgage with a lender. Sessions are scheduled individually on an as-needed basis.
Helps you prepare to purchase a home
For those interested in purchasing a home, this service provides you with a Housing Counselor who will help you prepare to purchase through personal one-on-one counseling sessions. Your Housing Counselor will maintain a relationship with you throughout the entire home buying process.
Grant Eligibility and Education
The Federal Home Loan Bank of New York and SONYMA offer grants for first-time homebuyers to use towards down payment and/or closing costs. A Housing Counselor will explain what grants are currently available and assist in determining if your household is eligible.
One-on-one credit counseling is offered for individuals and families in need of assistance in raising their credit score to pre-qualify for a mortgage.
The ABCs of Being a Landlord
This one-hour course is designed to assist home buyers decide if they want to pursue owning a multi-family home. The course is a basic overview of the rewards, risks, and responsibilities of being a landlord. No fee
This service is offered to anyone who is already in the process of buying a multi-family home. The one-on-one session details the variables involved in becoming a landlord. Fee ~ $125
Foreclosure remains an important issue in our community. If you are unsure about your ability to pay your mortgage or programs that may be available to assist you, we urge you to contact us.
Foreclosure prevention services
Hudson River Housing offers one-on-one counseling, group information sessions, and off-site workshops for homeowners in Dutchess County to help them assess their financial situation and their options for homeownership preservation, including loan modifications. Additional sessions on loan modifications are available. In addition, our counselors are available to meet one-on-one with homeowners to assist you:

Our counselors are trained in all aspects of the foreclosure process. Wherever you believe you are in this process, we urge you to contact us. We will review your case and advise you as to the best course of action depending on what stage of the foreclosure process you are in. Our counselors will not charge you a fee for our services. We are recipients of federal, state and local funding that has been made available by the government to assist in stemming the housing crisis.

The best thing you can do if you are falling behind on your mortgage payments is talk to your lender or a HUD-certified housing counselor. “Rescuers” that encourage you not to talk to your lender or a counselor, to sign over your deed, or to live in your home as a renter, are most likely not acting in your best interest, and can actually make the situation worse.
